Procedure

For all of our properties our lease is for a 11.5 month term from 1st August 2010 to 15th July 2011, but you only pay for 11 months as the last 15 days are free.

The rent does not include any utility bills, telephone, TV or internet charges which will have to be put in the tenants' names.

A security deposit equal to one months rent will be required and will be lodged with Tenancy Deposit Solutions Ltd (TDS). This security deposit will be returned at the end of the lease less any deductions for breakages and cleaning if necessary.

We will also require a working parent living in the UK, to act as a guarantor for each student. The rent is paid monthly in advance by post-dated cheques.

All foreign nationals will be required to pay the rent in three installments. The first on 1st August equal to 4 months rent, the second on 1st December also for 4 months and last for 3 months on 1st April.

All applicants will have to pay an administration, management and referencing fee of £100.00. This is payable when signing the lease and is not refundable.

Upon signing the lease and providing the guarantor form, we request 11 post-dated cheques the first being 1st August 2010, then monthly with the last being 1st June 2011.
